What makes us unique is our focus on making your end-to-end estate agent onboarding process as seamless as possible. Other systems tend to specialise in doing one thing well, and that’s it, for example, ID & AML systems or contract signing systems. Their customers extend beyond the property industry, so they don’t spend the time to understand what estate agents and the property industry need in the same way we do.

We use the Property Data Trust Framework to gather identity and property information for every transaction, which means we can translate all the data we collect into the relevant legal protocol forms that conveyancers need to get started with their work.

The data we collect can be digitally sent to the client's conveyancer as soon as they're instructed. This saves the conveyancer time, enabling them to issue a contract legal pack much quicker. A faster transaction also means fewer fall throughs and improved cash flow for agents: no more paper forms, postal delays or delays in collecting this information.

Our onboarding process gathers all the information required from a seller to complete a full Property Information Questionnaire (PIQ) in real time. Using Kotini means the seller only has to provide their information once, and estate agents can collect this remotely at any hour. The information can also be automatically transferred into a completed and signed legal protocol form, giving your seller conveyancers what they need to issue a contract pack quicker.

Yes. Estate agents using Kotini can share upfront material information in two ways: digitally by inviting their buyers to onboard with Kotini and on paper with a Kotini material information pack (which can be branded) that can be printed and handed to viewers and buyers.

It's always preferable to get buyers to use Kotini to view the upfront material information as it's an auditable digital record that estate agents can rely on to prove they've met their National Trading Standards requirements.

ID & AML checks are just one part of the onboarding process; you also need to get your privacy policies and contracts signed, collect upfront property information and sometimes do other things like taking payment for an EPC you're organising. Kotini covers all of this in one platform for you and your clients.

If you're in a lengthy contract or have already paid for a bundle of credits with an ID & AML provider, that's not an issue. We can integrate with them so you can benefit from one onboarding system, and we'll adjust your pricing to reflect that you're already paying for ID & AML checks.
